Landslides in Benguet Green Meadows site

Lot buyers will be aware of the deadly landslide at Little Kibungan, but they may not be aware that there are also many more landslides on the other side of the hill from Bato towards Tamawan.

Landslides have occurred within the Benguet Green Meadows area – not surprising given the steep slopes of soil that were loosened when the illegal earth moving was started by Judge Abraham Borreta and Lovely Ladignon de Vera back in early 2002 and again in 2004.

Many of the existing slopes were simply covered with bulldozed loose soil without any proper civil engineering ground stabilization methods being employed. Given that there is also a geohazard earthquake fault line running through the middle of the project area, there is a potential landslide disaster in the making if high density housing is ever allowed on this site. HLURB-CAR has already issued demand letters requiring BBGMFI and Mandapat to refund several complainant buyers. Other Government housing agencies such as NHA, SHFC, HGC must also now demand that all lot buyers be fully refunded. Government agencies cannot be seen to support a scam Community Mortgage Porgram project in a geohazard area that has involved further destabilization of existing steep slopes. Any future landslide disaster would destroy all credibility for those agencies.

There are slides and damage at Mount Carmel Retreat, Velasco’s water station and damage to houses at Tamawan.

What we all want to know is why this crooked judge Borreta is once again being recommended to Malacanang for promotion to the Court of Appeals. CJ Puno who sits on the JBC and knows all about his deception at Benguet Green Meadows has a lot of explaining to do. The Moral Reform Movement needs to start by morally reforming Puno himself. Can ajudge who sold lots without permits that he knows is a geohazard area be promoted to the Court of Appeals after people at Little Kibungan died because of a similar situation. We say not.

Unfortunately, lot buyers at Benguet Green Meadows did not carry out the many checks identified in the newspaper article which is why they fell for the housing scam perpetrated by Judge Abraham Borreta and his partner in crime Lovely Ladignon De Vera (otherwise known as his “collector”, if you read the Supreme Court case decision that found Borreta guilty).

MANILA, Philippines – Buying property, most often a house and lot, is a lifetime investment. But unless you have a licensed broker to apprise you of which to bid for, you might later find yourself facing a lawsuit or futilely chasing after the seller of the property. Worse, the lifetime savings you poured into the house and lot could simply go up in smoke.

Yes, buying a house and lot could be risky. So before you put your money on any property, it pays to know first what the law says.

Generally, there are two kinds of real estate sale transactions:

(a) Sale of property by a private entity, which could be a natural (an individual human being) or a juridical (association, corporation, partnership or group) person. This is covered by the general provisions of the New Civil Code because this kind is treated as an ordinary sale.

(b) Sale of property that is part of a condominium building or subdivision. This kind is covered by Presidential Decree No. 957 (Regulating the Sale of Subdivision Lots and Condominiums), Republic Act No. 4726 (The Condominium Act), Batas Pambansa Bilang 220 (Technical Requirements for Economic and Socialized Housing Projects in Urban and Rural Areas) and Executive Order No.648 (Regulations for Other Subdivision Projects).

The Housing and Land Use Regulatory Board (HLURB) enforces all laws and regulations involving the sale of subdivisions and condominiums.

A subdivision project refers to a tract or parcel of land partitioned primarily for residential purposes into individual lots (with or without improvements) and offered to the public for sale (in cash or installment).

A condominium project, on the other hand, involves an entire parcel of real property divided or to be divided primarily for residential purposes into condominium units.

There are no special laws that cover a townhouse, retirement village, vacation home, clubhouse and time-sharing on residential or vacation unit. But as long as these are up for sale, the transactions must pass HLURB requirements.

Here are tips a buyer must always keep in mind when purchasing property:

1. Ask the seller for an owner’s copy of the Transfer Certificate of Title (TCT). If what is provided is a photocopy, proceed to the Register of Deeds to determine if it is authentic. Ask for a “certified true copy.” Don’t rely on declarations of real property, more known as “tax declarations.” They are not proof of ownership.

2. Make sure the seller is the real owner. You could ask for identification papers, like a community tax certificate, driver’s license, passport or bank account. Or ask those who know him. If the seller is a third party or an agent, ask him to present his written authority. He must have a notarized special power of attorney (SPA) signed by the principal or lot owner. But read the SPA. There must be a clear statement that the agent, as seller, can indeed negotiate to sell the property.

3. Check the land title to make sure it is free from encumbrances. Encumbrances refer to liens or entries annotated at the back of the title. They could be a notice of lis pendens (the lot is the subject of a court case), mortgage, lease contract, pacto de retroventa (subject to a right of repurchase by the previous owner), road right of way, easement, property bond, notice of levy, or certificate of sale. It is your own lookout if you would still opt to buy the property despite the presence of these entries.

4. Visit the property. For two reasons: (a) To see that the lot you are buying is the one described in the title, and (b) To see that the lot is not within a river, a communal forest or along a precipice. Hire a geodetic engineer or a private land surveyor to “relocate” the property. Relocation means identifying the metes and bounds of the property on the ground based on the technical description provided in the land title. Here, the “tie line” would show if the property is indeed the one described in the title.

5. Check if the land’s taxes were paid. Ask for tax receipts. If the seller cannot produce any, then bring a copy of the title and the tax declaration to the assessor’s office. There, you can get information on whether the taxes of the property have been paid.

6. Ask for the approved survey plan of the property. The survey plan could give you a picture on the property’s layout and provide information about the adjacent properties. Take note also of the bold letters indicated in the survey plan. This would refer to PSU (private survey), PSD (private title subdivision plan) or PCS (private condominium subdivision plan).

7. Ask for the papers required by law to determine if the property you are buying is considered under a subdivision or condominium project. For a subdivision: (a) Sangguniang Bayan or Sangguniang Panlungsod resolution or ordinance approving the subdivision project, (b) Development permit from the mayor, (c) Certificate of registration from the HLURB, and (d) License to sell from the HLURB. For a condominium: (a) Development permit, (b) License to sell, and (c) Certificate of registration. All are issued by the HLURB.

8. Ask for the real estate agent’s registration and license. The sale of a subdivision lot or condominium unit is often made through a broker, salesman or dealer. When you deal with any of them, ask for their license and certificate of registration.

9. Check if the published notice or advertisement to sell the subdivision or condominium has been approved by the HLURB. This is to avoid fraudulent sale of unapproved subdivision projects.

10. Always consult a lawyer. The lawyer would be in a position to evaluate the validity of the property’s papers provided by the seller. However, these tips are applicable to Filipino buyers only or corporations of which Filipinos own 60 percent of the capital. Foreigners are not allowed to own land in the Philippines unless they inherit it.

Rebecca’s Item 2 is of great interest. If prospective buyers had done this simple check they would have discovered that neither Borreta or De Vera or Mandapat were the registered owner at Benguet Green Meadows. Indeed, they would also have found out that in late 2001 and early 2002, they did not even have a Special Power of Attorney permitting them to sell land to these prospective lot buyers or collect money from them.

Maybe Judge Borreta, with his great knowledge of law as a bar topnotcher will recognise that this in fact constitutes the crime of ESTAFA. Seemingly, he failed to recognise that there is a massive paper trail of public documents that can prove that ESTAFA beyond all reasonable doubt. Jail is not a nice place for criminally convicted judges – other prisoners consider it to be pay back time.

Is Gonzalo Bongalan, President of the Home Guaranty Corporation, sleeping on the job?

Recently, Gonzalo Bongalan, President of the Home Guaranty Corporation was seen on ABS-CBN TV Patrol North Luzon attending an alleged ground-breaking for her latest project located in the Crystal Cave area of Baguio City, and therefore giving Lovely Ladignon De Vera, the user of various false alias names, publicity that may cause more innocent members of the general public to be cheated out of money paid for unauthorized subdivisions.

We have to ask Bongalan if he questioned this woman, who was probably using the false alias surname Ladignon, Lapuz or Mandapat in order to deceive him, why there were no local housing agency officials in attendance? Did he not find that to be strange? He should have.

Is Bongolan so gullible and naive that he falls for the sweet talk and bullshit of a con-artist who hides behind false alias names?

Surely a government official of Bongolan’s high status should have checked and made sure that this project and woman had the necessary HLURB License to Sell, Development Permit, ECC, any tree cutting permits, etc before he agreed to attend and give promotion to an otherwise illegal subdivision project?

Surely Bongolan is aware that tree cutting is now banned in Baguio, and that Crystal Cave is known for its geohazard problems and may be unsuitable and unsafe for any subdivision project?

Surely Bongolan is aware that his job is to get his Home Guaranty Corporation staff to thoroughly check the credentials of people like Lovely Ladignon De Vera so that she does not acquire funding from a Government Agency using fraudulent methods including the use of a false alias name.

Or even worse, is Bongolan part of a the scam to defraud ill-informed potential buyers who do not know about this woman’s existing land scams and her previous arrests by the NBI under her real name of De Vera?

We also have to ask Bongalan why he is not aware that local housing officials would have deliberately boycotted this event because Lovely de Vera has cheated many local people including government employees through her unauthorised subdivision projects that have no permits, and she has also refused to comply with a demand issued by HLURB-CAR that required De Vera (under her false alias name of Mandapat) to refund amounts that had been paid by complainant buyers.

Indeed, the reality is that De Vera did not invite local housing officials because quite simply she is hiding from them because she has received demands to repay complainant buyers.

Unless Bongolan urgently publicly disassociates himself and Home Guaranty Corporation with this fraudulent Lovely Ladignon De Vera, and recognizes that she had problems with the other housing agencies, Bongolan runs the serious risk that complainant buyers could name him as a defendant in any complaint that is filed.

Finally, details of De Vera and her land scams has been sent to Gonzalo Bongolan’s personal HGC email address. He no longer has any excuse that he does not know about her dubious background and the complaints that have been filed against her at other Housing Agencies and in the courts.

I f he does not take action her, that would be indicative that he is part of her scams.

Abe, anyone reading a comment that you have written yourself using the name Harry Beaver is only going to laugh at you.

As for Bantay Barkada – we do not think they will be as impressed with you once they find out that you are part of a social housing scam that is cheating poor people.

And lest everyone forget Abe, it is not you that everyone should be lauding, it is the people that arrested Boratong – they are the only heroes Abe. You are merely doing your job as a public servant. Nothing special about that Abe for you to gloat about and self-congratulate yourself.

Again Abe, you seem to have forgotten your Code of Judicial Conduct, just like you did when you executed all those SPA’s, deeds of sale, obtained permits, cancelled a foreclosed mortage, and influenced another judge to issue a duplicate TCT.

Canon 4 Section 8 states “Judges shall not use or lend the prestige of the judicial office to advance their private interests”. So Abe,why are you using two blogsites to advance your private interests, namely your attempt to be promoted to the Court of Appeals?

We do not think CJ Puno will be very impressed, especially as your new blogsites have resulted in more people reading about your many improprieties on our blogsite as evidenced by many public documents, and you bring the judicial system into disrepute.

Are you so desperate to clear your tainted name that you are resorting to setting up a self adulating blogsite. That’s the same thing that your friend De Vera tried to do …. and failed …. THREE TIMES …. and then gave up.

Remember that Freddie Farres confirmed to us that it was Lovely herself who wrote the article that was published in the Junction anniversary edition in which she was effectively praising her own abilities!

The Monsod article that you re-publish in your blog smacks of the same approach and we believe you orchestrated it to try and help support your promotion application to the Court of Appeals.

As for the content of that Monsod article, get real Abe.

Monsod has UP connections as you know, so no-one is going to take serious notice of UP people who sing the praises of fellow UP people without commenting on their dark side.

Remember Abe, there are already comments on the PCIJ forum website on that inaccurate Monsod article. Monsod has been given the opportunity to read the public documents linking you to Benguet Green Meadows, a convicted criminal Purita Llorente and a person who uses false alias names, Lovely Ladignon De Vera.

Sadly Monsod did not further address the factual comments that were posted on the Inquirer website in response the newspaper article that identified your involvement in the Benguet Green Meadows scam, etc.

Instead Monsod arranged for those comments to be removed because it correctly criticised Monsod’s credibility and lack of journalistic research.

An article written by a journalist who is not prepared to accept and report on known facts is not worth the paper that it is written on. It’ is only useful as toilet paper.

Worse still, the Supreme Court Appointments Watch organization lost all its credibility in the eyes of many people when Monsod, a leading member of that organization, publicly supported the unethical and immorally corrupt Judge Abraham Borreta.

How can such an organization associate itself with a person (Monsod) who gives public support to a judge who obtains land from a convicted criminal by issuing certifications to persuade ano0ther judge to order the issue of a duplicate TCT and who in association with a woman using a false alias name cheats buyers into paying money for a subdivision project that has no permits or license to sell?

Why not tell the truth Abe, tell everyone including Monsod about your involvement in Benguet Green Meadows and how you are protecting that user of false alias names Lovely Ladignon DeVera and how you helped yourself and her to get land off a convicted criminal.

A judge who cannot differentiate between truth and lies should be fired by the Supreme Court, Abe, and SCAW should be advising the same to CJ Puno.

So stop boasting about your drug cases – it means nothing to the government employees and other people you and Mandapat have stolen money from for the Benguet Green Meadows scam.

Or perhaps you would like to tell the general public how De Vera conned you too and is now manipulating you by threatening to expose you if you spill the beans on her?

Why did you contact your friend Atty. Abelardo Estrada and get him to block the testimony that Torres was going to present against you and De Vera in the court case that has been filed against you?

The answer is obvious to us.

That testimony would implicate you in the crime of estafa, and you know that it would finish your career.

Your new wife is not going to be very impressed with you when she discovers that you are involved in a housing scam and criminality, Abe.

So why did you prefer to replace Torres with Teresita Galacgac – it would not having anything to with your knowing Judge Galacgac, would it by chance?

Was your idea that you would then get Galacgac and Fabul to reverse the correct actions of Torres and smooth the way for your Benguet Green Meadows project?

In simple terms Abe, you have pissed off too many Baguio people. It is now payback time.

Time to come clean, Judge Borreta, you need to speak with CJ Puno and clean your slate – you have to spill the beans on De Vera and have her arrested for her criminal cheating the buyers at Benguet Greeen Meadows. That is your over-riding duty as a judge!

You are wasting your time if you think a self adulation blogsite is going to hide your criminal involvement in the BBGMFI Benguet Green Meadows housing scam. We have so many certified public documents linking your involvement to this scam we cannot understand the arrogant foolishness of your actions.

And what about that very odd decision you made in the PEZA/Carantes case - we have done our homework on that one Abe, and we smell a very large rat.

That land is far too close to the Loakan Green Meadows project site – was that decision because you were helping De Vera in her scam at Loakan Green Meadows?

What are you g0ing to do if Garcia further pursues his case against you and discloses those BGM public documents?

Those documents and your influence over another judge to issue duplicate titles for the Purita Llorente land would be more than enough to prove your bad faith.

It will probably end your career as a judge.

But then we are rather puzzled why a judge who self-congratulates himself as a bar top nothcher was clearly not clever enough to defend himself in that complaint by pointing out that Garcia was himself alleged to have simulated the same deed of sale more than 20 years ago.

In fact you could have filed an administrative complaint with the bar council against Suayan & Co because they should not have filed a case against you given that previous allegation against Garcia and the fact that the relevant two court case was annotated on the Llorente TCT.

If you had done your homework well, Abe, you would have discovered Garcia and his wife use more than one type of signature and that he even used a court order getting rid of the lis pendens (resulting from the case filed against Garcia) on the PNB titles to get a court order from RTC Branch 8 to remove the lis pendens from his own remaining titles. Indeed, if you were competent Abe, you would have questioned whether RTC Branch had any valid legal jurisdiction over the complaint becuase of previous court decisions in the cases filed against Garcia for the same lands.

You’re not a very clever judge if you could not work that one out, Abe. Certainly not clever enough to be in the Court of Appeals. Maybe you are past your sell-by date?

You see, Abe, Garcia is also a cheat and fraudster, just like Purita Llorente, Lovely Ladignon De Vera, Khelly Parsons and yourself.

Why make it so obvious in your blog that you are trying to defend yourself against your involvement in the BBGMFI scam by adding a label titled “ABRAHAM BORRETA BBGMFI’S”

Kinda dumb we think, but then it is what we expect from someone involved in a criminal social housing scam who has become so desperate because his corrupt and unethical activities have been publicly exposed.

Get your act together Abe, you need to make sure that De Vera immediately refunds all complainant buyers. That is your only way out of the mess you created by letting her become involved. Or are you a judge who has no balls.

She conned you Abe, and now she is screwing you. You have to stop her controlling you and expose her for what she is – a falsifying criminal cheat.

As other people have told us who once helped you with Benguet Green Meadows – they wish they had never helped De Vera get an accreditation using the false name Mandapat.

You have created far too many enemies on this BBGMFI/Benguet Green Meadows scam Abe.

They will not rest and they will not leave you alone until all buyers have been refunded.

Remember Abe, everytime you go to church and say your false prayers, God is watching you and thinking – son of a bitch liar, he thinks I do not know that he is cheating buyers at BGM. Let that rest on your conscience, Abe.

Close down your self congratulating blogsite Abe or we will request a full blown investigation by the Supreme Court into your affairs at Benguet Green Meadows.

Lhuillier’s Abe De Castro – Lovely De Vera’s New Partner-In-Crime

A warm welcome to Abe De Castro of Lhuillier Baguio City.

What we want to know Abe, is why you left your wife to hang out with a woman whose real name is Lovely Ladignon De Vera, who claims to have since married Roehl Gapol Mandapat, even though she had no court anulment for her first marriage to Christopher Tobias De Vera, and who has been using the false alias name Mandapat to deceive and cheat city hall employees and others out of money for the Benguet Green Meadows scam?

Philandering with a person who uses a false alias name and cheats people is not a very good advert for your Lhuillier business Abe, if we may say so!

So all that Core Values reference to “Integrity” on the Lhuillier website is bullshit, is it Abe? (See http://www.mlhuillierinc.com/about/core_values.asp )

But then you are well aquainted with the art of philandering, aren’t you Abe?

We recall that when Judge Ayson filed his complaint against Borreta, he also filed a complaint against another Baguio City Judge, Clarence Villaneuva.

According to the Supreme Court decision in which Villaneuva (an aquaintance of Borreta) was fired for the immoral act of having sired two children with a woman who was not his wife, the godfather of one of those children was a certain Abraham De Castro.

It’s all very well appearing on TV with that user of false names handing out slippers and milk to people in Sadanga, Abe, but once they find out you are a philanderer involved in a continuing housing scam and that those slippers and milk may have been purchased using money that HLURB has ordered BBGMFI to repay to complainant scammed lot buyers, you are not going to be welcome anywhere in Mountain or Benguet Province.

Remember, Abe, that TV appearance can be used as evidence to show that you are a participant in that Benguet Green Meadows scam – you could end up being sent to jail!

The last two guys that Lovely conned (one was Roehl, the other was a muslim dentist who Lovely falsely went through muslim marriage rights with) ditched her once they found about her scams and her previous marriage to De Vera - maybe you should start being wise and do the same before it is too late and you caught by the law.

Abe, there is a good reason why Muslims hacked Lovely’s blogsites – she insulted them and their religion.

They have good reason not to like her and if you associate with her, they will not like you.

HLURB fines BBGMFI, issues Cease and Desist Order and recommends to SHFC the revocation of BBGMFI & Lovely Ladignon Mandapat CMP Accreditation!

Baguio Benguet Green Meadows Foundation Inc and “Lovely Ladignon Mandapat” have been fined P320,000 and issued a Cease and Desist Order by HLURB-CAR for ILLEGALLY selling lots at Benguet Green Meadows without a License to Sell.

The man who dresses as a woman, Kelly Parsons, was caught in a HLURB entrapment exercise.

HLURB-CAR have also written to Fermin Arzaga of the Social Housing Finance Corporation requesting revocation of the accreditation of “the person known to” SHFC as “Lovely Ladignon Mandapat” and Baguio Benguet Green Meadows Foundation Inc.

The HLURB letter identifies that the illegal activities of BBGMFI have been monitored since 2005!

Fermin Arzaga must act VERY URGENTLY on this matter to protect buyers from this fraudulent social housing scam.

If he does not then the question must be raised as to whether he is the right person for the job and whether he is protecting the people behind the illegal activities.

Arzaga should be asking BBGMFI and De Vera (her real legal name) why they are collecting any money from lot buyers – that money should have only been collected by the Homeowners Associations – if that had happened then the money would still be available to refund the buyers mentioned in the HLURB letter.

Remember – De Vera is the woman who used to issue bouncing checks when buying jewellery, and who used two different signatures when she signed the NBI records when she was arrested for those alleged offenses.

I there is no money left to pay the fine or refund the complainant buyers because De Vera has fraudulently syphoned off lot buyers money into her own pockets the questions arises as to whether SHFC carries out adequate monitoring of CMP projects to ensure that they are bona fide and fully compliant with laws, rules and regulations.

HLURB-CAR must also ensure that BBGMFI do not use lot buyers money to pay the fine – the fine should be paid out of the pockets of the BBGMFI trustees!

The only way to stop lot buyers money from being used to pay a fine is to get the SEC Baguio to carry out a five year audit on BBGMFI to establish what the lot buyers money has been spent on by this fake charitable foundation.

Arzaga must also act quickly as De Vera (using her false alias names Mandapat, Lapuz and Ladignon) is trying to entice people into joining her new scheme in La Union.

We do hope that Atty. Arzaga is not a member of the same fraternity as Judge Borreta and he will not be improperly influenced by Borreta or his friends.

Why have these fraternities that are breeding grounds for much corruption and improper influence in the Philippines not been banned?

They are the same fraternities that engage in hazing – immature, senseless and irresponsible.

Why does CJ Puno not ban the involvement of law students, judges and attorneys in fraternities?

Has he not recognised the potential for corruption and improper influence to take place in such a fraternal framework?

Buyers who have not already complained to HLURB-CAR, SEC Baguio and SHFC should do so as a matter of urgency so that the bank accounts of BBGMFI can be frozen by the SEC before what remains of the money they have paid to De Vera (Mandapat) and BBGMFI can be prevented from being fraudulently spent and instead be refunded to them.

Time is of the essence.

We hear that the President of BBGMFI is now called Manalaysay.

For the uninitiated this is a relative of Lovely Ladignon De Vera.

Mam Lovely should note that we are actively investigating this change of presidency which does not reflect a charitable foundation which BBGMFI claims to be, and instead merely confirms that BBGMFI is in fact a family business falsely masquerading as a charitable foundation.

If BBGMFI did not have more than the 5 trustees previously reported to the SEC in the 2004 General Information Sheet, then any election of Manalaysay as President would be illegal under the Articles of Incorporation and By-Laws.

This needs checking by the SEC Baguio. If there are still only family members as trustees and they supposedly elected a fellow relative as President then this clearly is evidence that this is a falsified charitable foundation.

It would clearly be unacceptable to the SEC for a new president to be elected by a few family relatives when the total number of required trustees should be 12.

Remember your own words in your blog Mam Lovely – you claimed to be a successful business person – and not a successful charity!

Perhaps like the case of the 2004 General Information Sheet submission to the SEC Baguio, Manalaysay is still being falsely reported to the SEC and SHFC as living at a false residency (the Monticello subdivision where Lovely Ladignon De Vera bought her house using money paid by lot buyers that she now refuses to refund).

Mam Lovely should note that this is the classic methodology of a fraudster who wants to see all incoming correspondence addressed to a person who does not know what is going on and would not want to be a party to the fraud.

We doubt if Manalaysay knows the content of correspondence sent to her as President of BBGMFI.

This is the same fraudster method she used for the Homeowners Associations – they are registered at the same office address as BBGMFI so that she can see incoming correspondence and stop you lot buyers seeing it - that is how she has stopped lot buyers from seeing the cease and desist order issued by HLURB and the Notices of Violation issued by DENR-EMB-CAR and La Trinidad Municipal Government.

We expect the SEC to shortly start investigating which claimed BBGMFI trustees actually know that their names have been reported to the SEC.

We doubt that Lovely De Vera’s sisters or any other trustees would really want to become criminally and civilly liable for refunding a large number of lot buyers who have been defrauded by De Vera. What sister in her right mind would want to refund money that had been obtained by deception from lot buyers by Lovely Ladignon De Vera?

If her sisters are smart they will start contacting the HLURB, SEC and SHFC and submit affidavits that they are not trustees before they find themselves being charged with criminal offenses.

Lest they not be aware, all trustees become criminally and civilly liable for the liabilities of the foundation including the fraud perpetrated by Mam Lovely De Vera!

We have also been contacted by the person who wrote Mam Lovely’s blogsite containing all those lies – his name is Marlon Guzman.

Apparently Mr, Guzman wanted Mam Lovely’s address because he had not been paid P10,000 for writing that blogsite pack of lies.

Being honest people we did however give very detailed instructions to Mr. Guzman on how he could locate the BBGMFI office in Baguio.

By all accounts the only person he will find there is that false woman called Mr. Kelly Parsons, although we doubt Parsons will be there much longer as using a false name will not be very popular now that several government agencies are investigating and taking punitive action against BBGMFI and Lovely Ladignon De Vera.

What is this we hear Mam Lovely – you have filed an adverse claim against Roehl Gapol Mandapat in relation to the TCTs you jointly hold for some but not all of the lands at Benguet Green Meadows.

We find it very strange that you have filed such a claim against your alleged spouse, Mam Lovely – maybe you have forgotten that a spouse is entitled under the Family Code to 50% of conjugal property and also has to give his consent before you can sell it to the lot buyers who have filed complaints against you?

Or are you trying to claim that you were never married to Roehl?

But if you are not married to Roehl then the false alias name of “Lovely Ladignon Mandapat” on those TCTs would be voidable at court, adn thus maybe the titles would be retitled solely in Roehl’s name.

It would therefore not be surprising that Roehl does not give his consent to Mam Lovely transferring lots to lot buyers, as he discovered she was already married to Christopher De Vera and after fathering Roehl’s child she left him for another man or two.

Not so smart eh! Mam Lovely. We really have got you worried haven’t we!

A desperate move from a desperate fraudster.

Anyway, that adverse claim means that all lot buyers can file a complaint against Mam Lovely and BBGMFI for a total refund simply because it prevents you from transferring lots to those buyers.

Buyers should note that would bankrupt Mam Lovely – one sure fire way for buyers to get their own back on her even if they cannot get their money back.
